About Policy & Property

Our mission

Insurance and housing are the two biggest bills most American households pay, and they are also the two hardest to understand. Premiums change behind closed doors in rate filings. Mortgage rates move on bond markets most people never watch. Claims get decided by rules buried in a declarations page.

Policy & Property exists to make those decisions clearer. We take the week's real news, a regulator's rate approval, a court filing, a settlement, a new mortgage survey, and turn it into a plain-English explanation with the math done in dollars. Our goal is simple: help you pay less, avoid surprises, and ask better questions of the licensed professionals who sell and service your policies and loans.

Who runs Policy & Property

Policy & Property is an independent publication founded and run by Santosh Singh. Santosh is based in India and covers the U.S. insurance and housing markets through public data and documents: state insurance department releases, NAIC reports, Freddie Mac's Primary Mortgage Market Survey, Federal Reserve statements, Bureau of Labor Statistics data, court filings, attorney general announcements and established data providers such as Redfin.

To be plain about credentials: Santosh is not a licensed insurance agent, broker or adjuster, not a mortgage loan originator or lender, not a financial advisor and not an attorney. He does not sell insurance or loans, and Policy & Property does not offer personalized advice. What we offer is careful research, clearly sourced, so you can make your own decisions or have a better conversation with a licensed professional.

How our videos and articles are made

Policy & Property is a faceless channel: you will hear a narrator, not see a host.

Topic selection. We pick stories that affect what U.S. households pay or how claims and loans are decided, usually news from the past few days, and we favor stories with a primary source we can link.

Research and verification. Every figure in a script is tied to a named source. On the day we publish, we check each number, date and quote against that source, and we list the sources in the video description and at the end of every article.

AI assistance. We use AI tools to help with research, drafting, graphics and editing, and the narration in our videos is an AI-generated voice. We disclose this in every video. AI tools never replace the sourcing rule above: a number that cannot be traced to a source does not get published.

Worked examples. Illustrations such as "Dana in Oklahoma City" or "Maya at renewal" are fictional households we use to show how a deductible or a rate change plays out in dollars. We label them as illustrations and state our assumptions.

Accountability. Santosh Singh is responsible for everything published under the Policy & Property name, including corrections. See our Editorial Policy for how we handle sourcing, independence and errors.

Where you can find us

Policy & Property launched in October 2026. We are a new and growing publication. Our audience finds us mainly through YouTube, with short versions of our videos on Facebook and Instagram; this website is our companion research library, where each major video has a full written article with sources.
